Sealcoating is the process where a sealer is applied to an asphalt to create a protective barrier from the elements, this ensures minimal damage to the original asphalt.

Sealing your asphalt driveway 1 year after it's been paved, and regularly after will easily double it's lifespan. It is always cheaper to maintain asphalt then to replace it.

Product Description

Water-Based Coal Tar Emulsion: The main composition is Refined Coal Tar, with added additives and minerals, water is added to the mix with a emulsifying agent that suspend the material together, water helps contractor spray down the material.  Once the sealer is applied to the asphalt,  the water evaporates, leaving only the solids to create a thick firm coating.

Coal Tar sealers are proven in the asphalt industry to be the longest lasting sealer for our harsh Canadian winters. They are also the most resistant to chemical such as gas and oil.

We add polymer and rubberized additives into our mix, this helps the sealer cure faster and improves longevity, toughness & flexibility.

  • EXTENDS THE LIFESPAN

Sealcoating makes asphalt last longer … Period! As soon as asphalt is paved, it begins to deteriorate. Chemicals such as gasoline and oil destroy the binder and UV light, water, and oxygen dry it out. This leads to fading, cracking, and loss of aggregate. Sealcoating locks the asphalt binder in and seals the destructive elements out.

  • PREVENTS FROM CHEMICALS

Left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline.

  • PREVENTS WATER INTRUSION

The intrusion of moisture into asphalt pavement accelerates deterioration. Sealing asphalt prevents the seepage of moisture from snow and rain, thus preventing damage from freeze-thaw cycles.

  • REDUCES REPAIR COST

Properly maintained asphalt pavement is tough and durable, resisting wear many years longer than unsealed surfaces. This reduces repair costs to the property owners and triples the life of their pavement.

In order to cover our travel time and expenses, we charge a minimum price of 325$ (taxes included) for standard residential driveways (maximum size of a 4 car driveway, few cracks included)

Depending on the area you live in, there is a minimum of driveways required before we can send out our crew to service that area, just be patient as we do our best to service each area throughout the summer.

FAQs

How can a water based sealer protect my driveway ?

The water is used to mix the solids, so it's easier to spray. Once applied, the water will evaporate, leaving you with only the solids to create  a firm, thick coating.

How long do we wait before parking on our driveway?

24 hours for vehicles, 6-12 hours to walk on it. Depending on the weather.

​

How soon can a newly paved driveway be seal coated?

We recommend waiting at least 1 full year before applying sealer to your new asphalt.

​

When is the best time to seal coat my driveway?

When the temperature is 10 degrees or higher for the next 3 days . This ensure proper curing.

​

How long is the sealer good for?

Depending on traffic, and snow plow damage, most residential driveways last for 3-4 years.
